YOUR ROLE
  • To deliver comprehensive technical property management services to a broad property portfolio in Asset Services
  • The technical property manager is responsible for the physical management of the property, including regular maintenance and emergency repairs. The technical property Manager is in charge of performing preventative property maintenance to keep the property functioning in a good shape.


YOUR RESPONSIBILITIES

Clients & Business Development :
  • Identify and develop business opportunities to increase sales through identification of new technical management opportunities and cross selling the company services
  • Responsible for technical advice and operational concept development
  • Prepare and deliver technical management plans and budgets for buildings and services
  • Responsible for managing the budget for the building and maintaining all pertinent records
  • Develop deep relationships with clients (including landlords, investors and external asset managers), tenants & occupiers, local authorities, service providers, contractors, statutory bodies and other third parties
  • Assume accountability for contracts and contractor management
  • Work closely with the Commercial Property Manager and collaborate and communicate internally with other teams such as Client Finance to maximise internal understanding of potential and current business opportunities
  • Property inspections - conduct periodic inspections of the property and tenant spaces to ensure compliance with leases and the proper upkeep of the property.
  • Monitor and complete maintenance and repairs timeously and cost-effectively
  • Ensure security of premises and maintain security devices
  • Organize incoming and outgoing inspections and prepare inspection reports
  • Implement preventative maintenance programs
  • Oversee capital improvement projects
  • Negotiate and manage together with the Commercial Property Manager contracts with outside vendors in accordance with Procurement guidelines
  • Responsible for health, Safety and environmental management
  • Comply with agreed service level agreements for clients and internal processes
  • Gather and act on client feedback
  • Develop external network for business pipeline/opportunities
  • Assist in the production of monthly and annual reports, responsible for the technical report and benchmarking.
Operations and Risk
  • Manage all aspects of facilities related risk in line with internal and onsite compliance requirements such as H&S audits, compliance activities, investigations and report any breaches
  • Sustainability management and routine reporting
  • Ensure work complies with firm procedures and guidelines (health & safety, quality, risk, professional code of conduct, etc.)
Profits & Finance
  • Together with the Commercial Property Manager accountable for service charge management
  • Accountable for payments and invoicing POs, negotiating with FM contractors and managing contractor debt
  • Contribute to driving overall departmental technical management profit targets
People and Teams
  • Champion and lead the external facilities management companies to comply and support effective risk management and compliance
  • Proactively manage internal relationships with CPM, Client Finance and senior management
  • Work collaboratively to share best practice with peer group(s) and other service departments
  • Be familiar with the company's corporate structure and seeks to develop internal networks


YOUR QUALIFICATIONS
  • Professional qualification MSc Facilities Management, technical Diploma (or industry equivalent)
  • 3+ years for Consultants, 5+ for seniors or 7+ for Associates of directly relevant Technical Real Estate Property Management experience.


YOUR KNOWLEDGE & EXPERIENCE
  • In depth experience in technical property management for sizeable and complex sites at a management level
  • Strong knowledge of output specifications and experience managing performance based contracts
  • Prior budget management accountability
  • Line management experience
  • IT skills (MS Word, Excel, PowerPoint, Outlook, Internet)
